POLICIES AND PERSONAL RESPONSIBILITIES
We’re passionate about dogs and thrilled that you are too! At 3 B’s Inn, we’re all about creating a space where you and your furry friend feel truly welcome and at home. Nestled near the top of Hickory Nut Gorge in Gerton, NC, our one-of-a-kind dog-centered retreat offers eight unique rooms and suites, a private cottage, and even an apartment-style suite opening soon. We’ve designed every corner of this place to help you unwind, enjoy quality time, and create beautiful memories with your pup.

To keep this cozy spot safe and enjoyable for everyone, we’ve put together a few simple guidelines for you and your furry friend. From our on-leash areas to our doggie-approved amenities, these policies are designed to keep tails wagging and everyone smiling. Whether you’re here to explore the nearby pet-friendly spots in Asheville or just kick back on our beautiful grounds, we’re here to make your stay as seamless, relaxing, and unforgettable as possible.
Dog Policies

We’ve created a safe, welcoming environment for both you and your pups, with a few simple guidelines to ensure everyone has a great time. For safety, dogs must be on a leash unless they’re in a designated “No Leash Zone,” which includes our fully fenced play area and swimming pond.

Up to two dogs stay free of charge, but for guests with more than two dogs, we ask that you reach out prior to booking so we can ensure ample space. Any additional dogs will be charged $15 per night. All dog guests must be current on Rabies and Distemper vaccinations, with Bordetella recommended but not required. Upon reserving, you’ll receive a link to submit these records along with a short dog profile form, due at least 24 hours before check-in.

Since we know that dogs can bark, howl, and whine, a bit of noise is expected; however, if barking becomes continuous, we may need to discuss other arrangements. While we love that most guests take their dogs everywhere, we offer six climate-controlled kennels for short-term self-serve use, ideal for when you need to pop out briefly. Kennels are not for overnight use, and we are not a daycare facility.

Check-In AND Check-Out
​
Check-in is from 3 pm to 6 pm, with a gate code provided after we receive the required dog information. Check-out is no later than 10:30 am to allow our team time to prepare for the next guests. We kindly ask you to respect these times to avoid any additional charges. Due to our cozy size, same-day check-ins are unavailable; please book at least 24 hours in advance. Well-behaved dogs (and humans!) are our only requirement.

In the rare instance of damage, we require a credit card (not debit) on file to cover any costs associated with repairs or cleaning.

Policies on Smoking, Cooking, and Campfires
​
To maintain a fresh environment for everyone, smoking and vaping are prohibited within 50 feet of any buildings and in the dog park. No burning candles, incense, or open flames inside any accommodation; a $150 cleaning fee will be applied if smoke is detected indoors. Cooking is only allowed in the kitchen-equipped suite and cottage, or at our outdoor grills. Campfires are available at the management’s discretion.

Reservation and Cancellation Policy
​
3 B’s Inn is exclusively for dog-loving travelers; reservations without a dog will be canceled without refund. Book directly on our website to secure your stay, and you’ll receive a confirmation email with a link to our Dog Guest Profile Form. A deposit of 50% is required at booking, with the balance due at check-in. Please review our cancellation policy, as fees may apply based on your notice period.

Refunds are unavailable for cancellations due to weather, power outages, WiFi issues, or early departure. If you’re worried about plans, consider third-party travel insurance to cover unexpected cancellations.

Guest Safety and Liability
​
We love our dog-loving community, but please remember, for everyone’s safety and enjoyment, our property is limited to reserved guests only— no additional visitors, unreserved dogs, or children under 12 are permitted. Guests are responsible for the behavior and safety of their dogs and children, and supervision of children is required at all times.

Enjoy all the indoor and outdoor features of our facility at your own risk. We assume no liability for accidents or injuries and appreciate that all guests are considerate of our shared space. Our policies ensure a smooth, enjoyable, and safe experience for everyone.
